• One monthly on-site inspection of the unit (standard frequency: once per month).

• Visual Check: A/C and thermostat, mold, leak and moisture, basic safety and condition review.

• Basic toilet flushes and running water in sinks, showers and tubs.

• Visual check of balcony/terrace, railings and floor surfaces when accessible.

• Basic appliance review (refrigerator/freezer on, stove/oven off, washer/dryer area visually inspected).

• Air purification filter replacement performed according to schedule; replacement filters supplied by the homeowner.

• High-frequency presence designed for properties that need eyes on them almost every day when unoccupied.

• More frequent full walkthroughs, plant watering and appliance/odor checks.

• Ideal for owners who want someone checking the property on a weekday or near-daily basis.

• Contractor open/close for vendors (no full-day supervision) unless a separate project

management agreement/fee is in place.

• When more than 1 hour of on-site presence are required for the same visit, when extended time-window arrivals are required, or when repeated long visits are needed (including evenings, weekends or holidays), MOR Miami can arrange a trusted third party at $50/hour.

How do you handle emergency maintenance situations?

In urgent situations such as water intrusion, electrical concerns, or HVAC failures, our priority is to mitigate damage and secure the property. We immediately reach out to your designated vendor. If none is available, we provide vetted licensed and insured contractors. For smaller, non-technical matters, we can also arrange a reliable handyman if that aligns with your preference. You receive prompt updates and documentation throughout the process.


Can I switch from another manager without disrupting my tenants?

Absolutely. We handle all communication, paperwork, and record transfers, introducing ourselves to tenants and vendors to ensure a smooth, hands-off transition for you.


Will you use my own contractor for repairs?

Absolutely. We are happy to coordinate your preferred plumber, electrician, contractor, or handyman. If you do not have one available, we can provide two or three trusted licensed and insured professionals. For minor repairs, we can also suggest a qualified handyman when appropriate. Our role is to manage the process, oversee the work, and protect your property’s condition — while respecting your preferred relationships.


Can you help set up utility accounts for the property?

Yes—electricity, cable/internet, and other essential services.
We can either guide you step-by-step to complete the setup online or on the phone yourself.
Or, if you prefer, we can handle the setup for you with your authorization.


How do you ensure quality work is completed?


Whether we coordinate your contractor, one of our recommended licensed and insured professionals, or a handyman for minor tasks, we oversee property access, monitor progress, and conduct a follow-up inspection upon completion. We document the process with photos and confirm the issue has been properly addressed before closing the matter.

At your request, we can also provide video updates or schedule a live video call with your assigned property manager so you can virtually review the work in real time, no matter where you are.
